NEW ENERGY CERTICATE FROM JUNE first 2013
The Spanish government has recently enacted the Consumer Protection Act 235/2013, which from 1 June 2013 prescribes an energy certificate for all properties. This provision is also interesting for buyers of real estate, as more transparency for energy consumption is guaranteed.
From this date, each owner is required to submit a certificate if he wants to sell or rent their property. This also applies to the advertising of real estate, as an indication of the energy classification in advertising is also mandatory. The punishment procedures in the case, that the energy certificate is not available, provides fines between 300 and 6.000 €.
The amendment dated 15 May 2013 also includes additional penalties for fake or not properly completed certificates, for example, if the certificate was created without a visit of the duly qualified architect or engineer in the property.
